Botanica CT (GPS: 5.37074, 100.21629) is a township in Air Putih, in Balik Pulau. It is being developed by MTT Properties & Development Sdn Bhd in phases. The township is known as Bandar Baru Air Putih.
Botanica Phase 1 comprises 169 units of landed residential properties including 2-storey terrace, 2-storey semi-detached and 2-storey bungalow units. These are built on a 17-acre plot that includes a 3-acre park.
Botanica Phase 3 comprises 103 units of 2-storey terrace and semi-detached as well as 3-storey terrace houses. There are arranged on a 7-acre plot.
Botanica Phase 5 offers semi-detached houses and bungalows, with 4 to 5 bedrooms each.
Botanica Phase 5A offers 2- and 3-storey terrace houses. Standard units have land area of 20 feet by 70 feet. Built up area is 1,959 sqft for the 2-storey units and 2,480 sqft for the 3-storey units.
Botanica Villas, formerly known as Botanica Phase 4, comprises 29 units of hillside villas on a 10-acre plot. Each villa will have its own swimming pool. These villas are built on elevated ground about 40-50 meters above sea level, affording views of the sea. 7 of these villas will be 3 storeys tall, and will have built-up area of between 7,000 to 10,000 sqft. Botanica Villas is being developed in three phases.

The nearest petrol station is the Shell at Kongsi. The nearest hospital is Hospital Balik Pulau. A 3-storey shopping mall is being planned for Botanica CT to include a supermarket and a cineplex, but has not materialized yet.

Botanica CT is 23.7 km from Magazine Circus via Jalan Tun Sardon, making it very far from the city centre. The alternative, even longer route is via Jalan Teluk Kumbar, where there is a bottleneck at the junction of Jalan Bayan Lepas with Jalan Permatang Damar Laut.
