1 World Condominium, Bayan Baru (10 July 2015)


1-World (GPS: 5.32878, 100.28483) is a 26-storey condominium at The One Penang Cyber City in Bayan Baru, Penang. Developed by Ideal, it is located between Lorong Mahsuri 3 and Lorong Mahsuri 4. Originally described as a 23-storey intelligent office building, 1-World has somewhere along the way morphed into a residential project. It has also spewed an additional block, originally called 1-World II, and then renamed 1-Sky.

It was completed at the end of 2012 on 99-year leasehold land. The condominiums have two unit types. Type A has a built-up area of 1,380 sqft while Type B a built-up area of 1,650 sqft.

My opinion of 1-World

This is a leasehold property in the heart of Bayan Baru. Living here means you are near to most of the amenities of the township. If you choose the units facing south, you can nice views of Bayan Baru, all the way to the Second Penang Bridge, as there are no tall buildings in front. On the other hand, if you choose the units facing north, we are face-to-face with 1-Sky.

Should buying leasehold be a concern? Yes and no. If you are staying there long term, it shouldn't be a problem, and you are unlikely to outlive the lease. Moreover, leasehold properties usually sell at a more attractive price than freehold ones. On the other hand, and for the same reason, leasehold properties might not appreciate as much as freehold ones.

Facilities include 24-hour security, multi-storey car-park (2 car park bays per unit), gymnasium and barbecue area, among others.

Location of 1-World

1-World is 13.3 km to Komtar, 6.8 km to the Penang Bridge, 5.9 km to the Second Penang Bridge and 5.2 km to the Penang International Airport via Jalan Tun Dr Awang.

Rapid Penang bus 301, 302, 303, 304, 305, 307, 308, 309 and 401E pass along the stretch of Jalan Mahsuri, about five minutes walk from 1-World Condominium.

Traffic situation at 1-World

1-World can be accessed from Jalan Mahsuri and Jalan Tun Dr Awang. Both roads experience heavy traffic for much of the day, and congestions building up during the evening rush hour.
