Real Estate Review: Majestic Heights Phase 2A

Majestic Heights Phase 2A (GPS: 5.36308, 100.27433) is a low-medium-cost apartment complex in Paya Terubong, Penang. It comprises three blocks of 21-storey medium-cost apartments, with a total of 370 units. This project was stalled since 1998 and was only revived and completed in 2014. It is now known as Taman Terubong Indah Blocks 21A, 21B and 21C.

When I passed by the site in 2013, I saw that the three blocks are almost fully completed. I do not understand why this project could not be rescued. My heart goes out to those who were unfortunate in having purchased a unit here, only to be saddled with a bank loan for a property that they could not occupy. It remained stalled until 15 April, 2014, when a new developer took over the project.

Updates on Majestic Heights Phase 2A

16 April 2014 The Star and theSun report that Majestic Heights Phase 2A is now taken over by property development company PLB Land Sdn Bhd. The original owners have to each contribute RM10,000 for the rehabilitation and revival exercise. The revival is expected to take 18 months to complete.

According to Penang Housing, Town and Country Planning Committee Chairman Jagdeep Singh, phases 2A and 3A will not be revived and these have not started. Rather, the developer agreed to build 7,658 units of flats on the adjoining plot. Each unit will have a built-up area of between 750 sqft and 1,000 sqft, whicyh will be priced from RM292,500 and from RM390,000 respectively.

Facilities are limited to communal parking and general maintenance.

The nearest market to Majestic Heights Phase 2A is the Taman Terubong Jaya Market. This includes the stalls along Tingkat Paya Terubong 2. The nearest school is SJK(C) Kong Min Cawangan Kedua. The nearest petrol station is the Caltex along Lebuhraya Thean Teik. There is a public health clinic in Farlim, while the nearest hospital is Lam Wah Ee Hospital. The nearest supermarket is Econsave.

Taman Paya Terubong is 10 km from Komtar. It is quite far from the city centre, being located in the middle of the island.

Traffic along Tingkat Paya Terubong 4 is low, due to the width of the road as well as the many stalls lining it. Traffic along Jalan Paya Terubong ranges from moderate to heavy, depending on time of day, with congestions during rush hours.

Tingkat Paya Terubong 2 is served by Rapid Penang bus 306 and 502.
