Mutiara Perdana, Bayan Lepas (22 December 2016)
Mutiara Perdana (GPS: 5.30245, 100.25655) are lower medium-cost 5-storey low-rise apartments in
Bayan Lepas. It is located on Lengkok Kelicap. The apartments range in size from 800 to 930 sqft with an estimated selling price of RM125,000. Maintenance fee is between RM70 and RM100 per month.
The low-rise blocks at Mutiara Perdana were developed in two phases. Each block is 5 storeys talls, with the two top levels being duplex units. These are walk-up apartments without lifts.
There are two high rise blocks too, called Blok Asoka and Blok Akasia. Equiped with lifts, each is 16 storeys tall.

Location
Mutiara Perdana is 18.9 km from
Komtar. It is quite remote, not only from the city, but also quite deep in from the main road, Jalan Dato Ismail Hashim. It may be more appropriate for people working in the Bayan Lepas area, but even then, it is farther away than other residential properties on the southeast part of the island.
Amenities
The nearest school is Sekolah Rendah Kebangsaan Mutiara Perdana. The nearest market is the
Desa Ria Market in
Taman Desa Ria. The bigger market in the area is the
Bayan Baru Market. The nearest shopping centres include
Sunshine Square and
Giant Hypermarket. The nearest
petrol stations include the Shell in Bayan Lepas town and the Esso, Caltex and Shell in Bayan Baru. The nearest hospital is
Pantai Hospital.
Traffic
Jalan Dato Ismail Hashim, formerly called Jalan Sungai Ara, is the main road in the area. Traffic here is moderate. The road itself is quite a bumpy country road. It has been widened since the land on its either sides were developed, but the place is still quite remote compared to other places in Penang.
