Maxwell House (GPS: 1.27922, 103.84474) is a now demolished building in the Chinatown subzone of Outram, Singapore. Built in 1971, it is along Maxwell Road in Postal District 01. The building was sold on en bloc in 2021, and was purchased for S$276.8 million. The buyer is a joint purchase by Singapore-listed companies Chip Eng Seng Corp, SingHaiyi Investments and Chuan Investments.
Maxwell House was built on land of a 99-year leasehold tenure. The new joint owners are now seeking an in-principle approval from the Singapore Land Authority for a fresh 99-year lease. The site of Maxwell House has a zoning plot ratio of 4.3 but with the redevelopment, the developers managed to get a 5.6 gross plot ratio.
The new buyers have planned a new development on the site, to be known as Maxwell House Residences. This will be a commercial property offering office space for sale and rent. There will also be residential units here, details to be made known at a later date.
